No Guarantees Productions Secures Lease Over Astor Place Theatre

No Guarantees Productions has secured long-term lease of the Astor Place Theatre. It plans to transform the historic space into a cultural hub that amplifies artists and shows outside of the traditional Broadway model.

For the past three decades, the Astor Place Theatre has been home to the Blue Man Group, which is closing its doors after 34 years. No Guarantees aims to honor the theatre’s rich legacy while offering a fresh experience for audiences.

No Guarantees hopes to amplify shows that don’t require or benefit from the traditional Broadway model and create space for innovative artists. But they also hope to take a page from the West End’s book, using the full venue to introduce an evening-out experience with a future patrons’ lounge and curated special events.    

“By investing in new technologies and drawing inspiration from the traditional West End theatre experience, we aim to create a seamless and elevated space that makes attending live performances more accessible, enjoyable, and immersive than ever before,” said Megan O'Keefe, Executive Vice President of No Guarantees.

The Astor Place Theatre has a seating capacity of 298 and is located directly across the street from The Public Theatre. Its Greek Revival architecture, with traditional marble columns, dates back to 1831. It was designated as a New York City landmark in 1963, and was purchased by Bruce Mailman and John Sugg two years later. In 1968, it opened as a performing arts venue, and has since hosted many experimental and groundbreaking performances.

From 1991 to February 2025, the theatre was the permanent home of the smash-hit Blue Man Group. The show was performed nearly 18,000 times over the course of 34-years.

I look forward to seeing No Guarantees bring their vision to life.”
